Brownstone Studio Renovation: Manhattan, New York

This Manhattan brownstone studio was dingy and dilapidated. It was in desperate need of a facelift. The kitchen was small and dysfunctional and the bathroom was falling apart. Although this would be a rental unit the owners wanted nice finishes that would fetch good rental rates.

The Issue:

  • Dysfunctional kitchen
  • Unwanted tub
  • Inadequate closet space

The Mission:

  • To convert this rundown space into a modern and functional income property.

The Design:

In the main room, a honey-colored oak flooring would replace the current decayed hardwood. A closet would be added to allow for more storage. The walls would be replaced with fiberglass sheetrock and recessed lights would be added throughout.

In the kitchen, taller dark bamboo cabinets would form a new L-shaped layout with a corner sink. A new 24 inch stainless steel fridge would be accompanied by a 30 inch stainless steel stove and microwave. A light colored stone countertop and a beautiful plank porcelain tile would contrast the dark wood cabinets while a glass mosaic backsplash ties it all together.

In the bathroom, a linen tile would be installed from floor to ceiling while a stone and glass mosaic serves as an accent. The tub would be replaced with a custom ceramic shower and a frameless shower door. The medicine cabinet, vanity and toilet would be upgraded and 2 inch recessed lights would be added.

The Construction:

The apartment was completely gutted. New electrical wires were installed to support the recessed lights that would be installed throughout the entire apartment. Insulation was added to the walls and ceiling to aid with sound and R value. In the bathroom, new plumbing was installed to support the shower drain and water supply. The rotted subfloor was replaced with new three-quarter inch plywood and a moisture barrier then leveled with cement. A new bathroom fan was installed to control moisture and a vanity light was added over the sink.

In the kitchen, the plumbing was relocated to support the new corner sink. Blocking was installed to support the new cabinets and the new microwave was installed with an exterior vent. The floor was leveled and the new porcelain tiles were installed in a herringbone pattern.

In the main room, the apartment entrance door was relocated to allow the addition of a new closet and finally the new hardwood floor was installed over a new plywood subfloor. See the "before" and "after" pictures above.
